When people talk about serviced accommodation, they easily think of people who stay on holiday. And it is not working well if the property is not in the tourist spot.
Well, that's not the case. While a city with high foot traffic definitely gives a greater chance of success, there are whole lots of people, other than tourists, need to stay in serviced accommodations, possibly for a longer period of time.
For example, people who travel to work have a great demand on SA. Large business and companies which has mobile employees travelling to work. Hospitals which hire overseas doctors and nurses. Construction and building companies which have on-site builders/ contractors coming from the other side of the country. Very often these employers have to provide a temporary “home” for their employees to stay for the period of time they are based in the town.
Properties which are close by transport links like train/ bus station, town centre are likely to have high demand due to the combined factors of the ease of transport and the cheaper furnished let price. They also attract relocating clients where they are new to the town and need a place to stay before they finally settle.
Also, family visitors use serviced accommodations at different occasions like staying for their children’s term break, graduations, visiting a family member who stays in the hospital, etc.
Serviced accommodation is a lot more than just for tourist. Depending on the location, types of properties and how they are positioned, it can be successful in different ways.
